On top of that, I also use the "cooling pads" from Kodomo (to be adhered to the baby's forehead) ... besides being gentle to their sensitive skin, it has various plant extracts (rosemary, lavender, peppermint, eucalyptus, thyme & clary sage) which cools & soothes the baby.

Personally, I dont mind paying the commission but only to agents who know their stuff & deliver what they promise ... when I sold my condo last year, I also engaged 2 agents (1 from PropNex & 1 from HSR ... I set an asking price for both & 2% commission only if they meet that price or higher ... if the final transacted price is lower, they only get 1%.
Assuming my asking price to be $600k, if they only manage to secure a deal at $590k ... it's a commission difference of between $12k vs $5.9k ... you say they motivated to push for a sale at $600k or not? Also, if the market is really weak, it is still me (the owner) who eventually decides whether I wanna sell at less than $600k ... this way, you dont have to bother too much with the rogue agents.
Specifically in the case of AngelMum, I seriously think you should wait for market to recover even more ... since you are not in any desperate need to sell.
